The second floor has 4 bedrooms that include 2 master suites with spa-inspired en-suite bathrooms. There is an additional full bath on the second floor with a tub and shower. There is a TV and cable service in every bedroom. There is also a full laundry available on the 2nd floor with iron and ironing board and laundry supplies provided complementary. We allow tame/calm dinner parties or events with limits: Small gatherings are allowed as long as they aren't disruptive to the neighborhood or destructive to the property in any way. Unregistered guests (including local visitors) are not allowed on our property without our specific permission. ** You must provide information about any dinner parties or events that you are considering before booking so that we can be on the same page with regard to expectations, cleaning and costs.

Newly remodeled home with 2 bedrooms (1 queen beds and1 full beds), 2 baths, family room, fenced-in backyard that can easily accommodate 8 people and is near everything. Just a quick commute to Yale, SCSU, Quinnipiac and the University of New Haven, very close to the best restaurants in the greater New Haven area and to numerous coffee shops including Starbucks. 2 major grocery stores are nearby. Washer & dryer are on-premises. Quick Uber ride to/from the New Haven train station. This home features a nicely fenced-in backyard with a deck and BBQ grill. All bedrooms and bathrooms are on the main level. The 2nd family/gathering room and the laundry room is in the basement. There is room for 4 cars to park in the driveway, there is no on-street parking and guests may not park on the lawn. We are pet-friendly BUT All pets must be approved by us in advance. Generally, only 2 mid-sized pets with good disposition will be accepted. Guests must clean up after their pets (inside the home and outside) or they will be charged an extra cleaning fee. Tell us about your pets before booking. We charge $15 per/pet per night but will offer a volume discount on longer-term stays. No smoking, of any kind, is ever allowed in our house. Extended stay guests with visits of 28 days or longer are required to have renters insurance and will pay a cleaning fee of $159. You will have your privacy but we live just a few blocks away and are available if you need us or have any issues or have any questions. Frequently asked questions: 1) The house has excellent WiFi and it will support people that have to work from home. 2) There are 4 grocery stores in town 2 of which deliver and the house is a 20 minute ride to Costco and BJ's 3) Bookings over 30 days are not taxable according to state law, the 15% should be refundable to you saving a lot on the booking. This is something you have to talk with VRBO about. 4) Several Italian, Chinese, pizza, and Thai restaurants are in town for pickup or delivery. 5) There is a full laundry 6) The property is on 33 acres with a 10 minute ride to a lovely lake for swimming called Bantam Lake 7) There are window AC units 8) This is a big house to house, for a large group. The property can easily accommodate a large family (or a work team) that wants to get together in comfort and style in a lovely, quiet, country setting. With 4 generous-size bedrooms upstairs, a library with 2 additional full-sized beds, a family room with a fireplace and a living room with a piano (and sleeper sofa), there's lots of options for a group up to 14 (or more with some prior approval and planning). It is on 33 acres, but only 10 minutes straight down the road to town, providing excellent shopping and restaurant choices nearby (and many offer home delivery). Judd Farm was completely redecorated December 2017, and thoughtful improvements are continuously being added. For example, Judd Farm now features a true enterprise-class wifi network (Ubiquiti 1Gbs 802.11AC Pro meshed hotspots, hub, router and switches) and 200Mbs Internet service, dependably delivering excellent bandwidth to every room, so multiple concurrent video conferencing steams and remote work (for an entire group) are guaranteed to proceed without a problem. We have also added a bright and open banquet-style space in the large garage area which could seat up to 30 (subject to prior approval and local restrictions). The dining room is decorated in country French style, with 6 chairs but capacity to seat more if desired (folding chairs stored in the porch closet). The hutch and buffet has an assortment of serving platters and vessels, as well as linens, silver flatware and various serving pieces. In the garage is a grill that can be wheeled to the driveway for guests' use, along with banquet tables and additional chairs. The family room has 2 large, comfortable sofas and a raised hearth fireplace. Firewood is available, but if you are unfamiliar with starting or tending a fireplace, we ask that you please do ask for assistance and information: smoke and fumes are dangerous to people and property! The 42" HDTV gives you a choice of Amazon, Netflix, or HBO. There are drapes in family room that may be closed at night for privacy and heat retention. It would be thoughtful to also close the drapes on the porch to help conserve fossil fuel, thanks!. The most convenient entry is straight through the garage, so we provide a key to the garage (which opens the left side). To lock it you have to move the door up and down a little bit. The other key opens the side porch. If it is snowy and wet you should use the garage entrance. There is no walkway yet to the porch door.
